Every argument clarity score on this site is built from rows on this page. Each question and answer was assessed with names hidden, the host's own answers included, on four things from 1 to 5: directness (does it answer the question asked), coherence (do the ideas follow), precision (concrete details and clear references), compression (says a lot per word). Every exchange below was scored with names hidden, four dimensions each from 1 to 5. An exchange's score is 0.30·directness + 0.30·coherence + 0.25·precision + 0.15·compression. The published score averages the raw tape exchange scores and shrinks small samples toward the cohort mean, so five great answers can't beat twenty good ones. Produced feed rows count only toward coarse estimates, never toward a full score.

Q Well, so how do you do that? I mean, don't you, you either have to sort of figure out a way to scrape it or have a local contact in every area who's got all the certifications to get you direct access. And in that case, why do they need Bluestream? Why don't they just use the MLS?

A Well, the first, to answer that question, the MLS doesn't analyze anything. It just, you just punch in how many bedrooms, how many bathrooms, blah, blah, blah, do I want? What our software is doing is what an investor wants. They want to know what their cap rate, they want a specific cap rate out of a property. They want a property that's going to be a good rental. They want to know what the rental rate's going to be. They want to know what their net income's going to be after they pay their expenses. You know, they want a vacancy rate built in. That's what our software does. So it's, it's, it's a much more advanced than anything you're going to get out of any MLF house.
