The Exchanges

Every argument clarity score on this site is built from rows on this page. Each question and answer was assessed with names hidden, the host's own answers included, on four things from 1 to 5: directness (does it answer the question asked), coherence (do the ideas follow), precision (concrete details and clear references), compression (says a lot per word). The weighted mix (30/30/25/15) is the exchange score. A person's published score averages their exchange scores on raw tape only, at least 8 of them, shrunk toward the cohort mean. Full method →

Akhil Gupta no published score: only 6 usable exchanges on raw tape, and a fair score needs 8+ · coarse estimate ≈4.0/5 from 6 raw tape exchanges record → ← everyone

Every exchange below was scored with names hidden, four dimensions each from 1 to 5. An exchange's score is 0.30·directness + 0.30·coherence + 0.25·precision + 0.15·compression. The published score averages the raw tape exchange scores and shrinks small samples toward the cohort mean, so five great answers can't beat twenty good ones. Produced feed rows count only toward coarse estimates, never toward a full score.

Q But other than, you know, your office getting thrashed, what was the other defining moments during the journey, that you knew that now you are on to something big?

A Office getting thrashed was like proof that we are doing something which is right. When we started saving money for our consumers, when they started writing back to us, many people have said, sir, you saved me for 20,000 rupees, 30,000 rupees, I will buy a table for my children. Correct. I'll be able to get something else for my kids, or maybe this will help in getting a white good in my house. That was very, very fascinating. Correct. I still remember there was a customer in Chennai. He gave us three houses to be rented out. Okay. Uski teeno house without broker hamne rent ki hai. This is, I think, maybe 16 or 17. Woh banda itta khush tha. He had taken a plan. Okay. He was so happy. He sent us three cake to our office. We said, no, sir, nothing is needed. He himself figured out that we are where we are, because our office address is not on Google. How did he know? He sent us three cakes in office and said, I want to congratulate you guys and your team for getting this thing done so, so easily for me. When people started looking up to us, saying, you have given me a house, you have done my rental agreement in the office, you have to go to the office for two or four hours. And then we Automated that particular thing. We started ensuring that even NRI doesn't have to fly back to India. Being in US, you can rent your house and get it registered with the government approved rental …

Q And what's the ultimate goal? Like where do you want to be? Like these are next few years, but where we want to be.

A So I think we should be in top 50 cities in India, like our Version one or two of prop tech portals, which are there in 40, 50 cities where they are helping people. So I think that is one goal, but what we want to do and what we are trying to do, and maybe we are there on that particular thing is that we want to be a one stop shop for real estate. You can say we are Amazon of real estate. Now you don't go to Google and search if you want a phone or whatever, you go to Amazon and search. So I'm saying we are like Amazon of real estate. Anything related to house, shop, commercial building, that should happen in no broker, which starts from managing that particular house or community to renting, to buying, to reselling, to cleaning, to painting, to moving, to rent payment, to whatever it is, that is what will happen in no broker. So it's a big market. We are just in six cities at this point of time. Shorter term, we should be at least in 15, 20 cities. Longer term, in India, in 50 cities. And because it's a technology-based solution, the problem exists outside India also. If you go to Southeast Asia, you go to Middle East, similar problem exists. Maybe one fine day, we will be outside India also. So we'll be a big global giant, which helps you with every problem of real estate.

Q What are the other obstacles that came on the way? I believe it wouldn't have been easy, right?

A I think first one was like, after we started, first March, 2014 is when I made it live. Basically I had put in the DNS server so that no broker can start. Otherwise it was live for so many days. And then we started seeing listings happening. People were getting houses. We were going to investors. Investors were saying, wow, good, nice traction. But It has not been done in the West. It was a typical story in the Indian ecosystem. Now it's changed. Why did someone do it in the US? Why did someone do it in the UK? In the US there is a Zillow. He works with the Purple broker in the UK. And it was tough to explain it to them. And everybody was liking the idea. Everybody was understanding that theoretically this is how it should happen. But they were not ready to invest. August, September, May, and one fine day we thought we'll get three terms tomorrow. But then housing.com raised ninety million dollars from soft bank. Then it took us another three, four months where SAF partners agreed to invest three million dollars.

Q If you distill down four to five things, what would those four to five things be? Why you succeeded? And what's the reason why you are here today?

A There are three, four things that I personally think, typically three of us are think alike, which is a good and bad thing both. I think one is the customer problem. We have chosen a very good customer problem. It's a real nightmare. So what did we get from that? We got an amazing WM word of mouth. Our, every happy customer was a free marketer for us. So our CAC has been extremely low. Historically and going forward also, it will always be low. So real customer, genuine customer problem. Then the way we have executed. That is really good because of which we are able to get that trust and build a brand like NoBroker. Hiring right people. Like, mission-driven people who come to us. Like, if you talk about leaders in business, product, we have Amit Sharma, we have Abhas, we have Pulkit, who is in business. So a lot of these people, you know, they came from our extremely close circle. Like, we are three friends from school. Me, Akhil Gupta, Akhil Mansal Abhasparik. Three of us work on NoBroker. And we were in school together, IITs together, everybody took a different path. But when I was starting up, I asked him, okay, why don't we do this? They came back. Amit Sharma, who is our SVP Engineering, we used to work together in one of the companies. So when I was starting up, the first thing when I knew that we are secured the funding, I went to his house and I said, this is what I wan…

Q And I was like, you know, the funding was coming from outside, right? You were three of the first-time entrepreneurs. You were able to raise funding from that.

A In the beginning of the year. When I was talking about the first, I was talking about the last of the year. But, I didn't think that, yeah, nothing will happen. Obviously, now, I mean, I mean, I will not be able to see what was there in the mind. Yeah, but, one or two times, there was such a moment where one of us got scared, maybe I got scared, but we said, okay, let's continue doing it. Because the failed entrepreneur will be more value. So, after that, it has been a smooth journey because of our way we have executed. One time we were running out of cash after series B, but we were able to raise.

Q But then, right, you will pick up, right? People pick up from peers. And you told me that you wanted to do MBA also. You would have picked that aspiration from like colleagues, friends, classmates to go to abroad to do an MBA. Do you think your kids will have the aspiration to go out of India? To study because they have means, resources.

A This is one question which keeps going in my mind, and I am so puzzled. Because the person I am, I want everybody to be close to me. It should be one big family, you know, but the way things are happening, and because I think in our generation, I'm sure we belong to the same generation. In India, everyone was middle class or low middle class. Correct. Or, my father was a businessman. We are three brothers. twin and one elder brother one thing which we knew that all three will not fit into this particular business and education in our middle class we would say study study study study study study study study study study study study study study study study study study study study study study study study study study study study study study study study study study study study study study study study study study study Uh, RPMT or CPMT, RPMT, Rajasthan PMT, CPMT, Central PMT, I say, RPET, UPPET, but I didn't know what is, why there is nothing called CPET, Central PMT. So, someone said that it is IIT. I said, yeah, okay, yeah, look, CPMT, we'll prepare for this particular, yeah, that is how we get, got into the IIT. And I think, now we are, I don't think there'll be ever, I hope, b…
