“And you have to understand investors who do own right in the hub, sometimes they don't want to do major renovations to the unit. Because, you know, they're spoiled. I'm going to get the premium rent anyway. So now if you do a major renovation to your unit, who's on the outskirts. They may, the tenant may be willing to say, you know what, I'll pay the extra hundred bucks over here for this unit. Or I'll drive the little bit extra five minutes that I need to drive. Or 10 minutes or whatever. Right. And I get a premium.”
